Host Terms

Effective 24 Oct 2026

These Host Terms add to the Terms of Service. If you list anything on Lumo, you accept them.

1. Who can host

  • Individuals aged 18+. You can list without verifying first. Before you receive any payout you must pass identity verification (Aadhaar, PAN, the Aadhaar–PAN link, and a live selfie while that check is on) and add a payout destination (section 5).
  • Businesses (shops, rental companies and others) registered by a verified individual who owns or runs them, with the company PAN, GSTIN and a bank account in the company's name checked by Lumo. See section 9.
  • An individual's listing can go live before you are verified. A business's listings go live only once the business is verified. Listing your first item makes your account a host account automatically.

2. What you can list

You may list an item only if:

  • you own it, or you have the owner's permission to rent it out;
  • it is not on the Prohibited Items Policy;
  • it is safe, works as described and is legal to rent;
  • the photos are of the actual item (no stock or watermarked images, and no faces or other people's personal details), and the title, description, condition, accessories and any defects are accurate.

When you publish, you confirm: "I own it and it matches the photos."

Lumo screens every listing automatically and spot-checks listings by hand. A listing usually goes live straight away. Lumo may correct its category, ask you to change it, pause it or remove it. A listing screened as prohibited is taken down and cannot be republished.

3. Price, deposit and availability

  • You set the rent per day (and weekly or monthly prices if you want). The app may suggest a price band. Lumo does not cap the value of items.
  • You declare the item's replacement value (what it would cost to replace it with the same or an equivalent item). Renters see it, and it is the most a renter can be asked to pay for damage or loss beyond the deposit. Declare it honestly; Lumo may question a value far above the item's market price.
  • You set the deposit for each listing. The app suggests one based on the item. The renter pays it to Lumo, and Lumo holds it, not you (see the Deposit and Damage Policy).
  • Keep your availability, blocked dates, pickup point and pickup windows up to date. If you accept a booking you cannot honour, it counts as a host cancellation.
  • Choose whether renters can collect the item, have it delivered, or both (see Delivery Terms).

4. What Lumo charges you

  • Commission: 15–20% of the rental amount. Lumo's commission is taken only from the rental amount, never from the deposit or the delivery charge. The rate that applies to you is shown in the app before you are paid.
  • Renters separately pay Lumo a convenience fee on top of the rent. It does not come out of your earnings.
  • Delivery charges go to whoever delivers: you, if you deliver; the delivery partner, if Lumo books one.
  • Listing is free.

5. Getting paid

  • Verify before you are paid: payouts are released only after you have passed identity verification (section 1) and added a payout destination. What you earn before then is held for you and released automatically once you are verified. Lumo asks you to verify when your first booking comes in. Verification never stops you accepting a booking or handing an item over.
  • Payout destination: you choose a bank account, a UPI ID or your Lumo Wallet. Bank accounts are checked with a ₹1 test deposit, and the name must match your verified name (or the company's name, for a business).
  • What you are paid: the rent for the booking, less Lumo's commission, plus any amount awarded to you on a claim (damage, loss or overdue time), plus the delivery charge if you delivered.
  • When: Lumo holds each booking's payout and releases it after the item is returned and the dispute window has closed. The dispute window closes when you confirm the return without reporting damage (or automatically 24 hours after the return handover if you do neither), or, if you report damage, when Lumo has decided it. The payout then goes to your chosen payout destination. A payout is held for at most 45 days from the date the renter paid. After that it is settled to you even if a claim is still open, and any amount later awarded against you is recovered from future payouts. The 45-day limit does not apply while you have not completed verification: those earnings stay held until you verify.
  • When a renter cancels, the refund goes to the renter and nothing is paid to the host, including when the cancellation is late.
  • Lumo may hold a payout while it investigates fraud, a dispute, a chargeback or a legal request, and will tell you why.
  • If money is paid to you by mistake (for example a payout on a booking later refunded because the item was never handed over), Lumo may recover it from future payouts.

6. Host cancellations

  • If you cancel a booking, or don't hand the item over, the renter gets 100% back. Lumo bears the transaction fee (2%) and, if you cancel less than 12 hours before the start, gives the renter a Lumo Wallet credit of 10% of the rent and fees (up to ₹500, on the conditions in the Cancellation and Refund Policy) at its own cost.
  • If a delivery rider was already booked when you cancel, the delivery fee is deducted from your next payout. It is shown on your payout statement. If your next payout is smaller than the fee, the rest comes off the payout after it.
  • Lumo records host cancellations on your account. Repeated cancellations have escalating consequences. After a host cancellation you get a warning. Further cancellations lower your listings' ranking in search. After 3 host cancellations within 30 days, your listings are paused until you contact support. Serious or continued cancellations may lead to suspension under section 11.

7. Handover and return: your duties

  • Be at the pickup point in the window you offered, or hand the item to the delivery partner, clean, working, charged where relevant, and with all the accessories listed.
  • Confirm the handover in the app and take the handover photos. They are the main evidence in any damage dispute.
  • The rental clock starts when the renter actually gets the item and ends when you get it back. Confirm the return in the app promptly.
  • Check the item when it comes back and report any damage or loss right then, in the app, with photos, before you confirm the return. A claim reported after you confirm is not accepted.
  • Answer renters' messages about an active booking promptly.
  • After a booking, the renter may see your pickup point. Before a booking, Lumo shows only your area.

8. Damage, loss and risk

  • If you raise a claim, Lumo compares the handover and return photos, hears both sides, and decides the verified amount of the damage or loss. The deposit is applied first. If the verified amount is more than the deposit, the renter remains liable for the rest, up to the replacement value you declared, and Lumo asks the renter to pay it through the same dispute process. Lumo pays you what it collects.
  • Overdue returns: time past the due-back time is charged at your listing's daily rate, pro-rated for part of a day. You can claim it from the deposit through the same process. There is no hourly late fee.
  • Normal wear and tear is not damage. Set a deposit that reflects the item's value.
  • Lumo does not insure your item. Lumo offers no trip, rental or booking insurance. Consider your own cover.
  • If an item is not returned, tell Lumo at once. Lumo will help, including by sharing the renter's verified identity with you and the police.

9. Business hosts and teams

  • Registering: a verified individual registers the business in Profile › Account and becomes its founder and first Owner. The business is verified with company PAN, GSTIN and a bank account in the company's name. Aadhaar is not used for the business itself. [Phase 1: one business per founder.]

  • Name shown to renters: the business's GST trade name, which the founder may edit to a display name. Display names are checked. Lumo's own brand names are reserved. The company's legal name and team members' names are never shown to renters.

  • Team roles (each member must be verified as an individual):

    Role Can
Owner Everything below, plus invite, remove and change members, and see earnings and payouts
Manager Create and edit listings, manage bookings, cancel as host, raise or release deposit claims, chat
Staff Today's bookings, handovers and returns, handover photos, delivery chat, messages
  • Money is founder-only: only the founder can change the payout account, payout destination or business verification. Every change is notified to all Owners. Payouts go only to the business's verified bank account.

  • Responsibility: everything a member does for the business is done by the business. Lumo keeps a log of which member did what. The business is responsible for its members and for removing people who leave.

  • Invites expire after 7 days. A member can leave at any time. The founder cannot be removed and cannot leave while the business is open.

  • Closing a business: only the founder can close it, and only once there are no open bookings, payouts or disputes. A founder cannot delete their personal account while their business is open.

10. Taxes and the law

  • You are responsible for your own income tax and, if you are registered, GST on your rentals. Business hosts must give a valid GSTIN.
  • Where the law requires, Lumo collects tax at source (TCS) under section 52 of the CGST Act and deducts TDS under section 194-O of the Income-tax Act from your payouts. Both are deposited with the government against your PAN or GSTIN and shown on your payout statement, so you can claim credit for them.
  • You must follow any law that applies to the item you rent out.

11. Conduct and enforcement

  • Do not ask renters to pay or book outside Lumo for a Lumo booking. Do not ask for their documents (Lumo has already verified them). Do not discriminate against renters.
  • Lumo may pause listings or suspend a host account for breaking these terms, the Terms of Service or the law, for fake listings, or for repeated cancellations or complaints. Where reasonable, Lumo tells you why first and gives you a chance to respond.

12. Vehicle hosts (legacy)

Hosts who still list vehicles must also follow the Vehicle Rental Annex (registration, valid insurance, roadworthiness, no pending challans, FASTag). The vehicle commission is 10% of the rent (90% to the host). Lumo is winding down vehicle rentals; this section will be removed when they end.
